They’ll come to your house, assess the situation and provide a quote for the labor and any parts you need. Whether there’s an obstruction or they’re misaligned, the most common error codes pertain to the safety sensors. They’re positioned low to the ground and can easily collect dust and debris or become misaligned after being bumped into.

To help you identify where the error codes begin and end, there’s a substantial pause between sequences. The pattern will begin, followed by a few-second pause, then begin again.

Once you or a professional has fixed the issue, you can typically reset the error code by unplugging the opener, waiting around 30 seconds, then plugging it back in. Some codes can also be reset by pressing the Learn or Reset button. Your owner’s manual will have specific instructions for your model.

Key Findings

  • Toledo, Ohio, takes the crown as America’s most affordable city for garage space, with garage spaces costing an average of $101,326. 
  • The price difference between the most and least affordable cities is staggering, with Cambridge, Massachusetts, garage spaces costing 13 times more than those in Toledo. 
  • California dominated the expensive list with 23 cities ranking among the 30 worst for garage affordability nationwide. 

Massive Garage Price Differences Revealed Across America

Our analysis used listing data from Realtor.com to determine which US cities have the largest garage parking spaces at the cheapest price. All US cities with a population greater than 100,000 were analyzed and a sample of up to 1,000 properties (including only those with garages) was taken from each city. For each city, the average listing price was divided by the average number of garage parking spaces to approximate a price-per-space.  

Top 5 Most Affordable Cities for Garage Space

  1. Toledo, Ohio, comes out on top for garage affordability across the nation. Drivers seeking covered parking pay $101,326 per space on average. The city’s modest $230,171 average home price combined with a healthy 2.27 garage spaces per property creates this advantage. 
  2. Santa Maria, California, surprisingly lands second place despite sitting in expensive California. Garage spaces here average just $115,933 each. This surprising value comes from properties boasting an incredible 6.34 garage spaces per home, spreading the $735,548 property cost across multiple parking spots. 
  3. Warren, Michigan, takes third place with garage spaces priced at $121,068 on average. The city’s average property price of $226,146 coupled with 1.87 garage spaces per home contributes to its ranking. 
  4. Rockford, Illinois, scores fourth place for affordability at $124,583 per garage space. Houses typically sell for around $252,081 with 2.02 garage spaces each.
  5. Lafayette, Louisiana, rounds out the top five at $130,145 per space. Lafayette stands as the only non-Midwest city breaking the top five cheapest locations but follows the same pattern of affordable property prices ($261,858) plus decent garage space allocation (2.01 spaces per property). 

Other budget-friendly spots include Lansing, Michigan, ($145,038), Detroit, Michigan, ($145,347), Jackson, Mississippi, ($146,047), Killeen, Texas, ($146,558), and Springfield, Illinois, ($147,508). Michigan places three cities in the top ten while Illinois scores two, reinforcing the Midwest’s total dominance in parking space value.

The Most Expensive Cities for Garage Space

  1. Cambridge, Massachusetts, ranks as America’s most expensive city for garage space, with an average cost of $1,318,306 per parking spot. Cambridge properties squeeze in 1.15 garage spaces per home on average which sends costs soaring despite already high property prices of $1,521,122. 
  2. San Francisco, California, takes second place for expense with garage spaces at $1,143,183 each. The city’s notorious housing bubble ($1,579,672 average listing) coupled with tiny garage allocations (1.38 spaces per property) creates parking spots worth more than luxury homes in other states. 
  3. Boston, Massachusetts, ranks third with parking spaces costing $1,130,277 each. Just like neighboring Cambridge, Boston has high property values ($1,510,898) with scarce parking space (1.34 spaces per property). 
  4. Berkeley, California, sits fourth at $1,013,188 per garage spot. Berkeley follows the Bay Area formula with huge home prices ($1,519,783) plus limited garage space (1.50 per property). 
  5. Bellevue, Washington, completes the top five priciest cities at $992,457 per garage space. Unlike other expensive cities, Bellevue offers a decent 2.12 garage spaces per property but the city’s significant average home price of $2,099,241, the highest among all cities examined, pushes costs. 

The remaining most expensive locations include Sunnyvale, California, ($990,101), Irvine, California, ($971,979), Santa Clara, California, ($857,538), Boulder, Colorado, ($857,268), and Carlsbad, California ($845,692).

This analysis used listing data from Realtor.com to determine which US cities have the most affordable garage parking spaces. All US cities with a population at or greater than 100,000 were analyzed resulting in data from Realtor.com for 333 cities. 

A sample of up to 1,000 properties (including only those with garages) was taken from each city. The properties had listing prices between $100,000 and $5 million to exclude outliers. For each city, the average listing price was divided by the average number of garage parking spaces to approximate a price-per-space. Cities were then ranked with the cheapest price-per-space at the top. 

Frequently Asked Questions About the Cost of Garage Space

Midwest cities dominate the affordable rankings due to several key factors. First, overall property values are significantly lower compared to coastal areas – for example, Toledo’s average home price of $230,171 is a fraction of San Francisco’s $1,579,672. Second, Midwest homes are typically built with more generous garage space allocations (often 2+ spaces per home) due to harsh winter weather conditions that make covered parking essential. Finally, land availability and lower construction costs in these regions allow for larger properties with multiple garage spaces without dramatically increasing home prices.

The number of garage spaces per home has a major impact on cost per space. Santa Maria, California, provides a perfect example – despite being in expensive California, it ranks #2 most affordable because homes there average an incredible 6.34 garage spaces each. This spreads the $735,548 average home cost across multiple parking spots, bringing the per-space cost down to just $115,933. Conversely, expensive cities like Cambridge, MA, only average 1.15 garage spaces per home, concentrating the high property value ($1,521,122) into fewer spaces and driving the per-space cost up to $1,318,306.

High garage space costs in cities like San Francisco, Boston, and Cambridge result from a combination of factors. These cities have extremely high overall property values (often $1.5+ million average), but more importantly, they have very limited garage space per property – typically only 1.15-1.50 spaces per home. This scarcity is driven by dense urban development, limited land availability, older housing stock not designed for multiple cars, and zoning restrictions. Additionally, in these markets, any parking space becomes a premium amenity, with some garage spaces literally costing more than entire luxury homes in affordable Midwest cities.

Any upgrade you make to your garage is a sound long-term investment, right? Turns out, not so much. At least when it comes to the actual return on investment. Upgrading your garage can yield some impressive returns, but only if you put your money in the right places. 

In this article, we’ll unpack the data around which garage door upgrades give you the most and least bang for your buck. We’ll also pass along some valuable insights from garage and real estate professionals about what buyers look for in a garage, common mistakes homeowners make, and more.   

Why Garage Door Replacement Is the Smartest Investment for Homeowners in 2025

According to Remodeling Magazine’s annual Cost vs. Value Report, the average ROI for garage door replacement in 2024 was a staggering 193.9%, up from 102.7% in 2023. Other winners include entry door replacement with an average 188.1% ROI, and manufactured stone veneer at 153.2%. There’s a marked ROI decline from there, with minor kitchen remodels coming in at 96.1%, vinyl siding replacement at 80.2% and HVAC conversion at 66.1%. 

Looking back over the last decade of the report’s findings, the biggest ranking dip garage door replacement has taken was to number 5 in 2015. It’s all uphill from there, though—the project took either the first or second spot since 2018. With all signs pointing toward continued ROI growth, 2025 is shaping up to be a good year to replace your garage door.

Benefits of Installing a New Garage Door

Aside from the positive ROI impact, installing a new garage door also delivers net positives in these areas: 

  • Enhanced Curb Appeal: Swapping out a standard, no-frills door with a stylish new carriage house design or contemporary garage door adds a pop of personality and dramatically improves your home’s curb appeal. As Chris Gorman, broker and owner of Gorman Residential, puts it, “People typically buy on emotion, so anything that gets in the way of that connection gets in the way of the sale. One of the most important things to get right as a seller is curb appeal, and a garage door is an opportunity to make a statement.”
  • Energy Efficiency: Older garage doors and their seals will degrade over time, exposing the garage and your home to the elements. New doors offer better insulation and improved weatherstripping, which can save you money on utilities over time.
  • Improved Security: Most modern garage doors have reinforced panels, enhanced locking mechanisms, strong materials and other features that help increase the security of your home.
  • Quiet Operation: Any grinding, clanging and vibrating you may have experienced with an older door won’t be an issue when you install a new unit.
  • Potential Insurance Savings: The benefits above enhance the security and durability of your home, which decreases the likelihood of an insurance claim. Because of this, many insurance companies offer lower premiums for homeowners with new garage doors.

The 5 Best Garage-Specific Upgrades for ROI

We’ve seen how installing a new garage door stacks up against whole-home renovations. Now let’s take a look at how it compares to the seemingly endless garage-specific upgrades you could make. 

Runner-up only to garage door replacement is upgrading the electrical system and installing an electric vehicle charging station in your garage. Returns for this project vary widely across regions. In California, for example, the average ROI is a whopping 100% to 120%, thanks in part to the popularity of EVs in the state. Other regions have seen returns as low as 65% and 70%, but the average ROI falls to around 90%.

Practical upgrades designed to save homeowners money over time are also high on the list. Upgrading insulation and weatherstripping costs an average of $500 to $5,500, depending on the quality of materials and extent of construction, and has an average ROI of 75%. According to Reem Shai, owner at RJ Garage Door Service, “Demand for new garage door replacements and garage upgrades has risen as homeowners invest more in curb appeal and smart home upgrades. Energy efficiency, quiet operation and modern designs are top priorities. Storm-rated and insulated doors are also in high demand.”

Rounding out the top five are modular storage systems at 65% and epoxy floor coatings with an average ROI of 60%. “A clean and well organized garage can send an unspoken message to a prospective buyer that the home has been well maintained,” says Gorman. “To that end, epoxy coated floors are a popular feature and can add to the aesthetic.” 

What Are the Worst Garage Upgrades for ROI?

With an average ROI of around 45% to 60%, converting your garage into a living space is among the lowest performers in terms of recouping project expenses. Like other upgrades, the actual ROI depends on several factors. Buyers in the suburbs, for example, typically look to garages as either storage spaces or a place to actually park their cars. Converting your garage to a living space in the burbs, then, could not only end up hurting your ROI, but your ability to resell in general. “Most buyers would rather have the garage,” Gorman says. “Not to mention, garage conversions often have a DIY feel because that space was never meant to be livable, so it often doesn’t mesh with the overall floor plan and can throw off a buyer’s ability to understand how they’ll live in the home.”

Other low-ROI projects include niche upgrades like luxury finishes and permanent custom cabinetry. If the goal is creating your own very specific, very bespoke dream space, regardless of the costs, go for it. But if it’s to maximize your resale value, sticking to the proven winners and crowd-pleasing upgrades will help you come out on top. Actual returns vary widely and depend on factors like the local market and the priorities of homeowners in your area.

What Buyers Look for in a Garage
